Despite the current gloomy forecast in the property market, one Stafford development seems to be bucking the trend.
When Lichfield-based property development company, Fresh Space, launched its flagship show apartment at The Oval, Stafford in mid-November little did it know that within a month it would need to prepare a new one. The show home so impressed one potential buyer who visited the weekend of the launch that a reservation was made almost immediately.
The luxury 1935 square foot first floor apartment features a large open plan kitchen and living space with floor to ceiling windows and a mezzanine floor that houses two double bedrooms both with ensuites and dressing rooms. All of the homes at The Oval have been given a high specification finish with designer kitchens, bathrooms and wetrooms as well as large living areas and clever design of space for practical use and storage.
The Oval has been something of a landmark development in Stafford. Fresh Space took on the site in 2004 and saved the 100-year old Edwardian building that was formerly a school and art college from imminent demolition.
The development was officially opened in September 2007 and offers 34 luxury apartments, duplexes and townhouses – over 50 per cent of which have already been sold. Fresh Space remains confident that its high specification developments will have lasting appeal to discerning purchasers.
Rob Rafferty, Fresh Space’s group managing director, comments:
“We’ve heard a lot from national housebuilders, such as Persimmon and Miller, reporting sharp drops in demand on reservations for their properties. We know that the confidence of would-be buyers has taken a knock. However, we’ve found that interest in our homes has continued despite all of this.
Reports at the end of last year showed that the average time taken to sell a home was over eight weeks so to sell one in four is certainly bucking the trend. We are also seeing visitor numbers up at all of our developments throughout the region during January, so we’re feeling positive at this point in time.”
The new show home at The Oval is being launched this month and features a 1175 square foot ground floor apartment with two double bedrooms. To address some of the issues that potential buyers may be experiencing, Fresh Space is holding a weekend on 2nd and 3rd of February dedicated to helping those interested in potential part-exchange and assisted sales. Visitors will be able to see the new show home, discuss and visit available plots with the onsite team as well as receive advice from independent advisors. Prices at The Oval start from £145,000.
